RENT REPORTING

Get the credit you deserve for paying rent. For a small monthly fee, your on-time rent payments will be reported to all three major credit bureaus. No action needed to start! You will be enrolled in this program, but you may opt out at any time through the rent reporting portal.

FLEXIBLE PAYMENTS

Flex is a better way to pay rent. For a small monthly fee, Flex covers your monthly rent on the first, and you pay it back at your own pace throughout the month.

AFTER HOURS ASSISTANCE

If you experience a maintenance emergency after office hours that requires immediate attention, please call the leasing office and follow the prompts to be connected to an on-call staff member.

HOW DO I APPLY FOR AN APARTMENT?

To apply for our apartments, simply click Apply Now to begin an application. Once you have provided us with all the necessary information, we will complete our required screenings to confirm that you are qualified to live at our property. If you have any questions along the way, feel free to contact our office directly for assistance or clarification.

WHAT IS INDIVIDUAL LEASING?

Individual Leasing, also called “by-the-bedroom leasing,” means that you are only responsible for your bedroom, bathroom, and shared common area. If one of your roommates defaults on their financial obligation, they are liable for their rent and any damages to their individual space, which will not impact your monthly installment amount.

WHAT IS A GUARANTOR?

A guarantor is an individual who signs a lease agreement along with a renter, committing to uphold the lease agreement if the renter defaults on their financial obligations. The guarantor can be a parent, spouse, extended family member, or friend, but must be in good financial standing and pass all necessary screenings.

WILL I NEED A GUARANTOR FOR MY LEASE?

If you do not meet the qualifying criteria when applying individually or you fail to pass our screenings, please contact the leasing office to discuss alternative ways you may qualify.

IF I DON’T HAVE A GUARANTOR, HOW CAN I STILL QUALIFY TO LIVE HERE?

If you are not a student and do not qualify individually or have a guarantor to sign with, we’ve partnered with Leap, a lease guaranty service, to offer an additional way to qualify. Visit LeapEasy.com to learn more!

If you are a student, you can enroll in our Guarantor Waiver Program through your online application. The cost for this service is to be paid directly to the property with your monthly installment amount. Please contact the property directly for detailed instructions on how to select this option on the online application.

DOES MY LIABILITY COVERAGE PROTECT MY BELONGINGS?

Your personal belongings are not covered by our landlord liability insurance program. You may purchase Homebody Contents Coverage to supplement the liability policy and protect your personal belongings through your Resident Portal or upload proof of your own third-party policy.

DO I NEED RENTERS INSURANCE?

All residents are required to have liability coverage. You may either purchase a Homebody Renters Insurance policy or upload proof of your own third-party policy through your Resident Portal.

DO YOU OFFER ROOMMATE MATCHING?

We offer a comprehensive roommate matching form that our dedicated staff thoroughly evaluates to find the most compatible roommates

ARE THE APARTMENTS PET-FRIENDLY?

Yes, we are a pet-friendly community! All pets must be registered through the Leasing Office. Please reach out to our staff for additional information regarding weight and breed restrictions. Residents are limited to two pets per apartment. Exotic animals are not permitted. Additional fees and pet rent apply on a per-pet basis.

HOW DO THE INSTALLMENTS WORK?

Our Resident Housing Contracts are installment-based, in which a total contract amount can be paid in full at the beginning of the lease, in two semester installments, or in 12 equal monthly payments. If you’ve chosen the option to submit the total contract amount in 12 monthly payments, each of those installments is due on the 1st of each month, including August 1st and September 1st.

DO I NEED TO BE A STUDENT TO LIVE HERE?

No! As long as you meet our qualifying criteria, you do not need to be a student to live here!
